Nº 1 — The Tree Mansion
**Sleeps 2 Adults and up to 4 Children** The largest of the Blue Sage dwellings, No. 1 has a lofted king bedroom with an en suite bathtub nook and a private balcony overlooking the Texas hills. The main floor boasts a bedroom with two twin bunk beds designed for children, a kitchen with cooking essentials, a dining room and living room with books and board games. The bathroom has a large walk-in rain shower, a flush toilet (people ask), a generous vanity, a mirror, and heated tile floors.
Other amenities include: efficiency kitchen with fridge & freezer, a private grill (with propane and tools provided), gas cooktop, microwave, toaster, Keurig & French press, water kettle, as well as essential pots, pans, utensils, and dishes. Locally roasted coffee grounds as well as Keurig pods, cream, sugar and tea bags are provided. Kitchen is stocked with salt, pepper, oil, and other cooking basics.

We enjoyed our stay at Blue Sage. I was struck by the thoughtfulness with which the unit was built and designed but also by the common spaces. EV chargers were ample, it was a beautiful and scenic 8 minute drive into town, and 10 minutes in the opposite direction to Enchanted Rock. 10/10 recommend.

Jacob and Katie's establishment is absolutely fabulous. The views, the way they set these unique spots up and take care of details is very much appreciated. There were instructions for everything. The easiest host I've had in terms of things they wanted me to do while there and leaving. I will definitely look to come back. The cold plunge made the heat well manageable

We came to celebrate my son’s birthday and this was exactly what we envisioned. The treehouse was very clean (I usually arrive having to cleam Arbnbs) and furniture was comfortable. The property was well kept and beautiful as well. We had a blast. I thought I had misplaced some items by the pool, and the host was quick with the replies and helpful suggestions. I didn’t loose them, I had simply misplaced them and found them :) Overall, we’ll definitely recommend and book again!

This spot was absolutely perfect for our family of four! Our kids loved the bunkbeds and we loved the beautiful master suite. There were lots of thoughtful touches throughout the house. The pool area was another plus and a fun way to spend part of the afternoon. We will definitely be back!

Such a fantastic stay at Blue Sage! Unit #1 is such a unique structure, and the kids loved exploring around such a cool space. Of all our travel this summer, they said this place was their favorite! It is situated right between Fredericksburg and Enchanted Rock, and each is only about 10 minute drive from here, so easy access to paradise, while maintaining the quiet vibe and clear skies you drove to the Hill Country for. Great stay!

This place was a dream! It made for an absolutely lovely vacation for my family and now I’m ready to plan a girls trip here!

We had a wonderful stay here, and our children loved the bunk beds. It was close to town and Enchanted Rock which made it easy to go explore and see new things. We came for our first family road trip from the Houston area. The electric charger on the property was very convenient. We really enjoyed coffee mornings on the balcony. Highly recommend this stay!
